Flat Roof Repair in Atlanta, GA

A flat roof does not shed water — it holds it until the drainage works. Which means every failure is a standing-water problem long before it is a leak.

Why Flat Roofs Fail

Pitched roofs fail from the top down as the covering wears out. Low-slope roofs fail at the details, and almost always in the same handful of places.

FailureWhat is happeningWhat it needs
Ponding waterInadequate slope or blocked drains; standing water degrades membrane and adds structural loadDrain clearing, or tapered insulation to build positive slope
Seam separationWelds or adhesive have released, usually at a lap or cornerRe-weld or re-seam, then verify with probe testing
BlisteringMoisture or air trapped between layers expanding in heatCut, dry, patch — and find the moisture source
Flashing pull-awayMembrane termination at parapets or curbs has releasedRe-terminate with new bar and sealant
Penetration leaksPipe, conduit or equipment curb detail has failedRebuild the detail properly, not more sealant
PuncturesDropped tools, foot traffic, hail or debrisPatch to manufacturer spec

Finding The Actual Entry Point

On a low-slope roof, water enters at one place and travels across insulation until it finds a deck seam to drip through. The interior stain can be thirty feet from the breach. This is why patching under the stain is the most common wasted repair in commercial roofing.

How we actually locate it:

  • Visual survey of seams, terminations, penetrations and drains
  • Moisture probing and core samples to map how far saturation has spread
  • Infrared scanning on larger decks, where wet insulation retains heat and shows up after sundown
  • Water testing in sections when the entry point is not obvious

Only then does anyone talk about repair scope. A quote issued before this work is a guess.

Systems We Repair

TPO, EPDM, PVC, modified bitumen, built-up (tar and gravel), and coated systems — residential low-slope sections included. Porch roofs, dormer connections, and flat sections over additions are some of the most common leak sources on otherwise healthy Atlanta homes, and most shingle contractors would rather not deal with them.

If replacement turns out to be the right answer, our TPO page covers new membrane systems and restoration coatings covers the middle path.

Flat Roof Repair FAQs

How much does flat roof repair cost in Atlanta?

Small seam and penetration repairs typically run $500 to $2,500. Larger repairs involving saturated insulation removal and membrane replacement are priced by square footage, generally $9 to $18 per square foot for the affected area. We scope it after locating the actual problem, not before.

Is ponding water on a flat roof actually a problem?

Yes. Standing water accelerates membrane breakdown, grows biological material that holds moisture against the surface, and adds real structural load — water weighs about five pounds per square foot per inch of depth. Most manufacturers also void warranty coverage for water standing more than 48 hours after rain.

Can you repair a flat roof in winter?

Generally yes in Atlanta. Some adhesives and coatings have minimum application temperatures, and heat-welded TPO seams need dry, clean surfaces. We schedule around those constraints rather than applying material outside its spec.

Should I repair my flat roof or replace it?

The deciding factor is how much of the insulation is wet. Dry insulation with isolated membrane damage means repair, or possibly a restoration coating. Widespread saturation means replacement, because anything installed over wet insulation traps the moisture and you pay twice.

Do you repair flat sections on residential homes?

Yes. Porch roofs, flat additions and dormer connections are frequent leak sources, and many shingle contractors avoid them. Low-slope work is a core part of what we do.
