Establishing which row you are in requires a core sample or infrared scan, not a visual guess. We do that before quoting anything, because quoting the wrong path is how building owners end up paying twice.

Can you re-roof a warehouse while it stays operational?

Yes — that is the normal condition, not the exception. We phase the work by bay or section, dry-in every area before the crew leaves for the day, and coordinate staging so dock access and forklift routes stay open. Night and weekend scheduling is available where production cannot be interrupted.

Is metal roof restoration cheaper than replacing an industrial metal roof?

Substantially, when the panels are structurally sound. Restoration means fastener replacement, seam and penetration treatment, then a reinforced coating system over the existing panels — typically a fraction of tear-off cost, with far less disruption and no landfill volume. If the panels have perforated or the purlins are compromised, restoration is not the right call and we will say so.

Do you handle roofs with heavy rooftop equipment?

Yes. Mechanical curbs, exhaust penetrations, conduit runs and equipment supports are where industrial roofs actually fail — rarely in the open field. Detailing around them properly is most of the job.

How do you handle roof drainage on a large industrial deck?

Drainage is designed, not hoped for. On a large deck we evaluate existing slope, drain placement and ponding history before specifying anything. Where slope is inadequate, tapered insulation can create positive drainage without touching the structure.
